The LTR Visa Update

The 2025–2026 updates represent the most substantial changes since the visa’s inception. Driven by a desire to meet its ambitious target of attracting one million new residents, the Board of Investment (BOI) has moved from a “highly restrictive” model to a more “accessible premium” model.

Key Changes at a Glance

Income Requirement Removed: For the “Wealthy Global Citizen” track, the $80,000 annual income requirement has been abolished, focusing instead on net assets and local investment.

Reduced Corporate Revenue Threshold: For remote workers (“Work-from-Thailand Professionals”). The minimum revenue for their employer has dropped from $150 million to $50 million over the last three years.

Experience Requirements Waived: The mandatory five years of work experience which it used to be has been eliminated. This for both the category “Highly Skilled Professionals” and “Work-from-Thailand Professionals.”

Expanded Industry Scope: The “Highly Skilled” category now includes professors and vocational trainers.  This expanded across a wider array of sectors. To boost Thailand’s knowledge economy.

Unlimited Dependents: The previous cap on dependents. This being four dependents has been removed. You can now bring as many legal dependents . This could be a spouse, children, and parents as you wish.

Deep Dive: The Four Main Categories

The LTR Visa as we know it is segmented into four distinct “tracks.” Each has been touched by recent updates to make them more competitive. This against regional rivals like Malaysia’s PVIP or Indonesia’s Second Home Visa.

A. Wealthy Global Citizens

This category is for the ultra-high-net-worth individual.

Asset Requirement: Must hold at least $1 million in global assets.

Investment: Must invest at least $500,000 in Thai government bonds, foreign direct investment or Thai real estate.

The Update: Previously, you also needed to prove an $80,000 annual income. This is no longer required. As long as you have the assets and the $500k investment, the door is open.

Deep Dive: The Three Main Categories

B. Wealthy Pensioners

For retirees aged 50 or older who want a stable, high-quality life.

Income: A passive income (pension or dividends) of $80,000/year.

The “Investment Hack”: If your income is only $40,000/year. You can still qualify by investing $250,000 in Thai bonds or property.

The Update: This track remains stable. However the inclusion of same-sex partners. This following Thailand’s landmark Marriage Equality Act has made this a top choice for LGBTQ+ retirees.

D. Highly Skilled Professionals

For those working in “Target Industries”. This being Automotive, Electronics, Digital, and Biotech as an example.

Employment: Must have a contract with a Thai company or government agency.

The Update: If you work for a Thai government agency. The minimum income requirement is waived entirely. For others, the scope of “Target Industries” has been broadened to include specialized education and disaster management

C. Digital Nomads

This is for remote workers employed by large international firms.

Personal Income: $80,000/year or $40,000/year. If you have a Master’s degree or Series A funding).

Employer Criteria: This was the “dealbreaker” for many. Now, the employer only needs $50 million in revenue (down from $150 million).

The Update: The removal of the 5-year work experience requirement.
